It comes in writing, and it comes with the sales behind it. Every comparable sale near you, what each one actually did, and where your house sits against them in the market as it is right now rather than as it was last year. If nothing nearby is a true comparison, I tell you that rather than reach for one. You read it before anyone talks price. Here’s the honest number.

Choosing how to sell

Tender, deadline sale, auction or by negotiation. Each one does something different to price, time and certainty, and the right one depends on your house, your street and the season. I put the reasoning in writing, including what each method means for how I am paid, so you choose with the whole picture in front of you.

Commission as a dollar figure worked off the appraisal, not a percentage left for you to do the maths on. Marketing as an itemised plan with the cost against every line and a clear mark on what is optional. All of it before you sign anything, so the decision is made on paper and not in a hallway.

Open homes, and private viewings for the buyers who want time in the house. After every one, the feedback in writing: who came through, what they said, and where the price conversation is sitting. Weekly, whether the news is good or not, so you are never left guessing.

Offers, negotiation and settlement

The disclosure work is done early: LIM, title, body corporate if it applies. Anything a buyer could find later, we find first and put in front of them. A multi-offer runs on a written process, so every buyer knows the rules and you can see how the decision was made. Then negotiation, then settlement, with nothing surfacing late.
