Buying a home
in Wellington

What you get from me, in the order you get it, from the first conversation to the keys.

01

Tell me what you are after

The brief, in your words: the suburbs, the number of bedrooms, what you can stretch to, and the things that would rule a house out. Then you hear from me when something fits, including the ones that have not been advertised yet. I would rather send you three that suit than thirty that do not.

02

The paperwork, before you ask for it

Every listing of mine comes with an information pack: the record of title, the LIM, the builder’s report where there is one, and the body corporate documents if it is a unit title. One link, all of it in the same place, from the first open home rather than after you have made an offer. If a document is not there yet, the pack says so.

Straight answers, including the awkward ones

Ask me anything in the house and you get the honest version, the parts that are not perfect included. If I do not know, I will tell you that and then find out. Nobody buys well on a surprise, and a buyer who finds a problem three weeks in is a sale that falls over.

04

A second look, on your terms

A private viewing at a time that suits, with your builder, your partner or your parents. The questions the pack raises get answered properly: what the body corporate levy covers, what the LIM says about the consent, what the report means in practice. Take the documents to your lawyer before you sign anything.

05

How the process works, in writing

Tender, deadline sale or by negotiation: each one has its own rules, and I will explain which we are in and what that means for you before you write anything. If there is more than one buyer, the multi-offer process runs in writing, so every buyer knows the rules and nobody is bluffed. Conditions are normal and I will tell you how yours reads against the rest.

06

Through to the keys

Between going unconditional and settlement day there is a list, and I keep it moving: the deposit, the pre-settlement inspection, the chattels, the keys. The information pack stays open to you, so the documents are still where you left them when your lawyer asks.
